AyalaLand Logistics Holdings Corp. (ALLHC) recorded a net income of P73 million in the first nine months of the year, down 9.9% from the P81 million earned in the same period last year.
Consolidated revenue reached P2.5 billion, a 3.8% drop from the P2.6 billion revenue in the first nine months of last year.
For the third quarter alone, net income posted at P62 million, supported by revenue recognition from industrial lot sales and sustained leasing performance.
This improvement narrowed the company’s year-on-year net income decline from 90% in the first half to 9% for the nine-month period, ALLHC said in a statement.
Industrial lot sales generated P903 million in revenues, down 19% from the same period last year.
Reservations, however, reached P1.3 billion, up 23% year-on-year, indicating improved demand despite prevailing market conditions.
ALLHC’s leasing businesses recorded P1.6 billion in revenues, up 9% from the previous year.
Cold storage and warehouse operations
Cold storage posted the strongest growth with a 76% surge to P355 million, resulting from higher occupancy levels and a full year of revenue from the Artico Iloilo and Artico Urdaneta facilities acquired in March 2025.
Warehouse leasing revenues grew 5% to P585 million, boosted by stable operational activity in its sites. Commercial leasing, on the other hand, declined 7% to P646 million, mainly due to softer market demand.
“Navigating a challenging market backdrop, the sequential improvement in our third-quarter net income reflects strong progress in securing key tenants across our leasing business and capitalizing on continued demand for our industrial lots,” noted ALLHC president and chief executive officer Robert Lao.
“Moving forward, we remain focused on stabilizing and strengthening our overall portfolio,” Lao added.
